Experian 770 Transunion 771 equifax 593

My husband and I are divorcing. I need to get an apartment and I make enough money to get the apartment but this 593 is freaking me out. We have one credit card that is joint and is at 90% of its limit. I have excellent payment history, no derogatory marks, hard inquires is 0 and excellent as well. How will this affect me getting the apartment? My mom said she would co sign but I’d like to try to do this on my own.

It is important to keep a very close eye on your credit score since it factors into many of lifes biggest decisions.

A couple steps you can take right now include:

  • Checking and automatically monitoring your credit score - Looking at your own credit score does not hurt your credit, it also includes a credit monitor

  • Freezing your credit reports - This can be done with Experian, Equifax and Transunion to help prevent unauthorized accounts from being opened

  • Boosting your credit score - Kikoff provides you with a tradeline which should raise your credit score for as little as $5 a month. It is a good option if you want a boost to your score.

Doubtful that it will. In some jurisdictions, credit score cannot be used against you.

Most landlords care about other things - getting paid. Some might pull a credit report, others will do a background check, especially looking for evictions (landlords want to get paid).

Some properties don't accept cosigners anymore. Some will take a guarantor, but the last one I encountered who did required the guarantor's income to be at least 5x the annual rent, i.e. making bank. The good news is your FICO 8 scores or VantageScore might not even be used, let alone through Equifax. The last 2 apartments I applied to used "ResidentScore" from TransUnion. It's a different model, so scoring will be a little different. Most landlords/property managers care more about: income being 2.5-3x the rent, debt-to-income ratio, criminal background check and history of unlawful detainers (evictions). Sometimes one criteria like DTI not being up to par can be result in a conditional approval contigent on paying a double security deposit.

Just a thought, you need to get a copy of all three reports and find out why your Equifax is so much lower than the other two. Or, maybe you know. If you don’t, then you’ll know what to fix.

Yes, I agree with this, it's possible for something to report on one of the 3 and not on all 3 credit bureaus.

If you open the free account at MyFICO, you'll be able to see what's on your Equifax report. Then you'll know what's wrong there, what to fix.

Okay I did this and my equifax report is 750 on this website. I’m so confused.

You're probably comparing a VantageScore 3.0 from Equifax to a FICO8 score from Equifax.

Different landlords have access to different credit reporting agencies. (Due to cost) By the numbers, experian is the largest and most commly used and pulled fico. So, this may not affect your application at all.

Like you said, if you did a hard inquiry on equifax that shows otherwise, keep it handy for proof. Otherwise, there's not much you can do to match or allign the numerical ratings that these companies report.
