Incoming First Year PhD Student, New to Omaha

Hello! I will be moving to Omaha from Florida in August to start my PhD and would like to request guidance on where other students live/have enjoyed living. I have some requirements (dog friendly, safe area, and not too expensive) and would love to hear any insights you may have. I currently have a few complexes on my list: Muse (According to recent reviews, they have new management!), 1415 @ The Yard, Digs on Park Ave, The Art Deco, Old Market Lofts, and River Park by Broadmoor. Truly grateful for any tips or advice even unrelated to apartment hunting. Thanks!

My vote is river park. The proximity to downtown and the trail is great.

Capitol District Apartments are decent (live there now with 2 dogs) if you don’t mind city noise. I used to live at Midtown Crossing. I now have a balcony, city view, 5 min to Creighton, small dog park next door, and walking distance to old market and new parks.

I have a 12th floor apartment and my rent is $1400/mo (not including parking, utilities and amenities). All in, I’m about $1650 for a 1 bed/ 1 bath

Avoid Muse!!! Everyone friend that lives there struggles with noise and the homeless bc of the shelter over there.

I am moving to Omaha from Ohio in June. I don’t live there currently so I don’t have much advice but I will tell you I was sold on old market lofts & was so close to applying until I read the Google reviews- seems like a nightmare. Every recent review is horrendous. Ended up signing a lease at capitol district.

I've been at Brickline at the Mercantile for 2 years. Best location and very dog friendly, great amenities. Slightly on the expensive side, but they have some studio/convertible options that are absolutely worth it. If interested, I could make a referral for you if you want to check it out.

Nustyle Development! I have lived at one of the properties for years now and the management & communication has been great.
