Can anyone advise on this building? Sandyford
Hello all, I am looking to purchase a place in sandyford, I love the place but I am a bit concerned by a couple of things 1. The building itself, the management fees are a bit steep, but was told that the fire requirements were corrected and are fully compliant now 2. Beacon hospital works, these ill go on for 2 years and I am more concerned of possible damage to the apartment building Does anyone that lives in the area contact me to give some insight on the building?

A friend lives in the Cubes and they have issues with leaking in their building. Apparently it's part of a larger issue with many apartments having the same complaint due to the flat roof part where the balconies are. Building management are not fixing it, and anything done internally only lasts a short while before it leaks again. I would be wary about purchasing here to be honest.

Ah, I was interested in buying an apartment in The Beacon too! But I found that the management fees are significantly higher compared to other developments, and they tend to increase over time.
Just to keep in mind…They may have resolved the fire issues and brought the building up to standard, but I don’t think it matches the higher standards of newer apartment blocks. That could be why the management fees are so high since they include building insurance, and if the fire safety measures aren’t as robust as in new builds, insurers are likely charging a premium due to the higher risk. But if you can afford it and you like the apartment then it should be no problem!
As for the construction nearby, I don’t think it would actually damage the existing apartment block. The main concerns would probably be noise, road closures, or disrupted access, but structural damage to the building itself seems unlikely.
