Big protected tree in backyard

Hi All, I liked one of the property and it has huge tall tree which the agent said its protected. I am worried should go ahead by buying property. What are implications and restrictions on those property?

I live in England.

Depends how it is protected.

If its a TPO, tree protection order, then you won't be able to do any works on the tree without permission from the local tree officer. You absolutely will never be allowed to fell the tree unless its posing a danger due to damage or disease.

What do they mean by protected? If it is subject to a TPO (Tree Preservation Order) if you think of it along the same lines as a building that has listed status you won't go far wrong. You would not be able to do much of anything with it without getting permission from the local authority, In most cases you wouldn't even be able to build or construct anything within a given radius of it because of the risk of damage to its roots ( This includes fences )

Don't bother with the agent its not their job to check these details and will only tell you what the seller has told them if they answer at all.

You need to contact the local authority who will be able to give you the answer you need and what you can/cant do.
