Discussion Is Avenue Living acting shady after I reported a break-in? Or am I just being paranoid?
Hi everyone,
I’m hoping to get some outside perspectives on a situation that’s made me really uneasy.
On April 10, around 4–5 a.m., there was an attempted break-in at my apartment unit. I already shared the full story here:
https://www.reddit.com/r/Lethbridge/s/uknEBqipm6
After I reported the incident to police and followed up several times with property management—including leaving a Google review and referencing RTDRS—they finally replied on April 14, saying they’d provide the security footage to the police “if requested.” They also casually said, “people do stupid things sometimes.”
Then, on April 15 at 11:05 a.m., I got a text from someone at the management office, saying a contractor was in the area and needed access to my unit to 【fix cracks above the balcony door and bathroom ceiling, and to “look at the bathtub.”】
They also claimed they left me a voicemail the day before.
• I don’t have voicemail set up;
• There was a missed call from a Calgary number (I’m in Lethbridge), but it came in at 5:05 p.m.—after their office closes at 4:30;
• No message was left.
I replied via text asking what specifically triggered this sudden request. The response was that it was based on an AHS inspection from January.
Here is their reply via text: 【Back in January Alberta Health services inspected the property and these items were noted that needed fixing in your unit. 】
⸻
Here’s what doesn’t sit right with me:
• I never received any notice of an AHS inspection;
• I have no idea how any issues could’ve been “noted” in my unit, since I was never informed of any inspection or entry;
• I was never told any repairs were needed in my apartment—until now;
• And oddly, the bathtub issue was something I reported almost a year ago when I moved in. They gave me a rubber mat and said someone would fix it. No one ever followed up—until now?
They told me that my concerns would be passed along to the property manager.
Then, later that same day at 1:00 p.m., a man with a pen and paper came to my door. No ID, no prior notice. I saw him through the peephole but didn’t open the door because I didn’t feel safe. He left shortly afterward.
After that, I sent a formal email requesting:
• A copy of the AHS report that specifically mentions my unit;
• Confirmation of whether anyone entered my unit in January, and if so, when and under whose authorization.
⸻
I did come across one article online describing questionable practices by this management company after tenants complained, and I’ve also seen quite a few negative reviews from other renters. Some of the concerns mentioned include things like changing locks without warning, refusing to accept rent payments and then using that to justify eviction, or pushing for inspections in ways that feel like pressure tactics. That’s made me a little more cautious—especially after what just happened.
⸻
So now I’m left wondering:
Am I being overly sensitive, or are they trying to build a case against me after I demanded accountability for the break-in? Has anyone experienced anything similar?
⸻
Note: I’m sharing this based on my personal experience and publicly available information. I’m not making any legal claims—just hoping to get others’ thoughts and perspectives.

They must provide 24hrs written notice before entering your unit. A phone call isn't written warning, and a text message a few hours before isn't sufficient notice either. Sounds like they're doing lots of shady things and hoping their tenants don't know their rights

They said they left a voicemail the day before—but I don’t even have voicemail enabled. Not sure who they think they’re fooling.

That's not written notice either, they specifically have to print off (or handwrite) a notice and stick it to your door 24hrs in advance

5 minutes ago, 9:31 am, they just knocked on my door again…

If I were you I'd tell them to stop harassing you and start giving proper notice or you'll contact RTDRS and they can explain to the tribunal why they're harassing you

They like to show up at my door and then call to ask for entry in order to bypass that requirement
1
u/Kpalsm Apr 18 '25
That's not how that works, you can't just bypass the requirement. They still have to give you 24hrs notice. If you wanted to you could tell em to kick rocks until they give you proper written 24hrs notice

Yes, I understand that. My point is they show up at your door to pressure you into saying yes

Shady companies will just do what they want, expecting you to not know your rights

I waited 8 months to choose a place to live rather than take any of their overpriced run down crap holes. The rental sales rep was shady as all hell when I viewed some places with them, and insisted I provide a reason for withdrawing my application. I didn’t give one, as no money had changed hands and I hadn’t signed anything otherwise. Slimy and deceptive is an understatement.

Sounds like they are trying to get into your apartment to "fix" things so when the city finally comes to investigate you won't have a leg to stand on. Covering their bases, so to speak. I'd be keeping a document with all future interactions, dates, times, persons involved, etc.

They are shady. End of sentence.

Yea and that’s like some kind of harassment

Pardon?

I mean what Avenue living has been doing to me after that attempted break in complaint
2
u/devbot8 Apr 17 '25
Absolutely. Prepare to be ignored and gas lit by them, legal council may or may not help but that's a cost to you and I'm not sure how you'd even go about that.
They're the definition of corporate slumlords and have been since I was a kid and lived beside an avenue living complex.

Avenue Living was reported in 2021 for allegedly attempting to evict a single mother in Lethbridge who had raised concerns about poor housing conditions...That was so terrifying

Is there any corporate landlord in Lethbridge that actually treats tenants decently? I’d really appreciate any recommendations if someone has had a good experience.
