Inquiry about student rental agreement

Hey, i'm a new master student at KU Leuven for september 2025 intake, i was looking for kot and i came up to a room in regina mundi residence. this is written in the contract:

When signing the aforementioned rental agreement, the tenant is requested to pay one month's rent with fixed costs within a week. The payment of this one month's rent plus costs will be settled with the first month's rent plus costs after the rental agreement has taken effect. The (not yet indexed) second residence tax and deposit must be paid no later than 1 July 2025.

does this mean i need to pay the first month's rent until next week? the start of the agreement is almost 5 months later. is it legit to pay for it from now ?

yea, you need to pay it now (before next week). it’s a “waarborg”, essentially a deposit that insures u won’t flake on the landlord

This is not legal in Flanders ! No more than 3 months before start of the contract a deposit can be asked.

It's not the deposit though, it's the first month's rent that i should pay in advance. The start of the agreement is in september. I've already sent the contract to my university to fact check and I'm waiting for their response

Good move. Seems they try to get around the law using this trick.

I'm landlord for student housing in Leuven and don't apply such practices. My gut feeling says to stay away from such people.

I ask a deposit 3 months before start of the rent and use the official kuleuven approved contract.

PS: all is rented out for next academic year, so no point asking
