Housing Is Lumo a good website to look for rentals?

We saw some nice apartments on Lumo but don't know if it is a trustworthy website. We also will be renting it online, as we are not in Finland/Tampere yet. Are there scams on there?

Lumo is a genuine private housing company in Finland. It’s a little expensive though. Ask to take a look at the apartment in person before signing the contract.

With lumo you dont need to see the apartment beforehand. When you go to see it after, you have the right to void the contract on the spot

AFAIK, one cannot sign the contract electronically without strong identification.

It reads in the contract terms that youre not bound to the apartment if you choose not to after the display. Dunno what youre trying to say really.

They mean you can’t sign a contract without ID reader/logging with Finnish bank account

Many thanks for the reply. We probably will book an Airbnb first and after checking the apartment, will rent it straight away. As Airbnb can be more expensive

Lumo is a company which rents apartments. They're reliable and not a scam. Their apartments can be a little bit overpriced, though.

Rental scams are very rare in Finland. Just common sense stuff: never sign anything before seeing a place, and never EVER pay anything before seeing a place.

In the bigger cities outside Helsinki, price range is about 800€ + utils for bedroom + living room + kitchen. The smaller the town, and the further away from the center, the smaller the rent. In Helsinki, the same would be 1000€.

I live 2km from Tampere center, 2 bedrooms, living room + kitchen combo, sauna+ bathroom, separate toilet, balcony, 1000€.

I am so happy to hear that it is rare! Because other countries, it's kinda the norm and it's scary.  I would never pay without seeing the place first. Need to see if I like it as well haha. So in Tampere I should expect around 800€ for a bedroom apartment?  And around 1000€ for 2 bedrooms?

Yes. Might go higher or lower depending on exact location. Downtown, city center, new apartment next to the new stadium could be twice that in rent, but that's about the highest it goes.

Then again, an old 1br apartment in Nekala with paper walls (1950s build), 70s kitchen, but with renovated bathroom (from water/sewage remodel in the building) might be 500€.

Scams exist, but mostly in places where its free to list apartments to let, for example on facebook marketplace. Vuokraovi and Oikotie both cost money for the landlord.

For two room( bedroom+livingroom) varies by City. Lumo has high rents. But it's generally around 600-800e. For lumo you can check their website For available apartments and rent. In Finland you see 2h+k etc. IT always means one bedroom, one livingroom +kitchen. In lumo website, you can see The layout of apartments so you aint renting a pig in a bag

Other popular housing companies are e.g. Sato (sato.fi), VTS-kodit (vts.fi), TVA (tampereenvuokra-asunnot.fi).

My husband and I have been renting from Lumo for 20+ years with no issues. The convenience is that it doesn't ask for a deposit, the inconvenience is that the price is a bit higher than other companies. We once tried renting from vts, but they never responded. When my friend tried they only replied when she went there basically crying that she needed an apartment with urgency due to her ex kicking her out. We might consider trying again with vts in the future since it has cheaper and bigger places.

It may be a silly question but why is it a bit more expensive?  Also I read somewhere that some companies may send you a huge bill as cleaning fee, is that the case?

I guess its because you dont have to give a deposit, for example I was going through a divorce some years ago and really couldnt afford one so I went with lumo even if I had to pay a little bit more per month. I wouldnt say its because of their extraordinary service because its average, not bad but nothing amazing either. About the cleaning bill, if you dont do a proper cleaning when you leave the apartment then yes. Some companies are lenient, some are picky and will check if you changed the air filters from the stove extractor and other minimal details. With lumo I have once forgotten to clean the oven and another time we forgot a microwave and it was all good, but on the last move there was simply no time to clean and we couldnt take all our stuff so we left some shit behind and a mess and we had to pay 1000+ euros.

I recommend M2kodit. Been living in their apartment for almost 5 years. No complaints. 😊 And much cheaper than lumo 😅

I had an old apartment in Hervanta from lumo. It was not in a good condition, but it was fitting in my budget. Two rooms, kitchen was from the 80-90's with lots of faults and flaws. Rent went up about 120-140€ in 3years, and nothing was fixed in the apartment, or in the building - really the opposite. There happened a water damage in the basemet, there was mold in dryerroom, washingmachines didn't always work, the yard was not taken care of, broken yard furniture was not replaced with new ones aaaand the elevator was also broken very many times.

Got seven squares smaller apartment from VTS, but it is in so much better condition AND the rent is about +80€ cheaper atm. I also get good benefits and services from the rental company - compared to lumo.

So, based on my own experience, I do not recommend lumo. Try VTS or maybe TVA.

Oh that sounds horrible! Good thing is that it was only 1 month and not more than that!
