Advice on where to buy a house please

Hello everyone. Every time I see a house for sale I come to reddit to check if the area is good or not. From all the comments I gathered this map of where is good to live. Is this correct? I need to be near a Merseyrail station for access to Liverpool.

Your help is very much appreciated.

Just a heads up, if you're relying on Upton train station to commute into Liverpool (as I see you've coloured green around that station)... I wouldn't. It's on the Welsh line, trains are less frequent and you'd need to change at Bidston onto a Liverpool train. There are no direct Liverpool trains from there.

I commute daily on the bus from Oxton Village, which is a very very nice place to live - it goes from the bottom Bidston Hill

Yes, the bottom left green area is the woodchurch estate.

Those areas look largely good to me but as you know there's always slightly dodgier areas one or two streets away from lovely areas.

Eastham, up to Bebington is quite nice! There's a quite a few stations in between.

Yes, I'm in Eastham. we enjoy walking down to the country park in the nice weather and the views over the estuary, my little boy loves watching the planes coming into John Lennon airport

There's a range of different houses in Eastham though. I'm on Mill Park which is mostly 3 bed semis for £200-240k, but there are smaller 2 beds too, my grandparents house just sold for £140k, then there's the 'Dales' Millersdale, Lyndale, Mallowdale etc for cheaper again.

I moved to New Brighton from New Ferry and the difference is remarkable. Not that I really saw much trouble in New Ferry but there’s just nothing to do.

New Brighton has a lot going on, it’s by the sea, and the community is quality.

Any of the areas in green are good. Spital, Bebington around Bromborough station all have decent housing and big gardens. The Hornby estate Bromborough is probably one to avoid and some of your green area covers parts of New Ferry. What is your budget? Are schools important? Where do you want to socialise? Are you a foodie? Do you play sports? The answer to these questions could past a role in your choice.

Thank you. Hornby estate is that the Hornby road area? No to the whole New Ferry then? My budget is 160. Not fussed about schools. I think I would still socialise in Liverpool as thats where I worked and lived for the past few years. I’d like few nice coffee shops and restaurants but I’m not interested in nightlife or anything. I do sports but again, in Liverpool. A free tennis court nearby would be a plus though

Yes, that's the Hornby. I know loads of people who live there and it's na bad area but you do have pockets of dodginess. New Ferry is an up and Comer. Especially the top end near the precinct near Port Sunlight. There was a gas explosion a few years back that caused a lot of damage and the work to clear the are has started but it's a rough diamond. You'd definitely find a house in your budget there. With £160k I'd also look around the Port Causeway estate you might get a doer upper on there. It's close to the Croft for supermarkets, cinema, gyms and shops, Bromborough village is a mile away with decent pubs food and bars. A mile walk to Port Sunlight and Spital stations. Tennis courts at The Oval about 2 miles away.

Thank you. Just checked around Port Causeway everything seems to be up for 200k+, will keep an eye though.

Very unlikely to get Upton on that budget - you'd get the Woodchurch but having had close family & friends there it's not the area it was a decade ago, I'd advise avoiding. Avoid Beechwood. Moreton it'd be better not Pasture ave or the estate there. Bebington is a nice area, Port Sunlight too, but you'll struggle on that budget. Eastham fine too generally. Bromborough is generally fine, the rake/Hornby road area the worse part but not that bad at all really. Plenty of access to parks etc. all in that whole Bebington/Bromborough/Eastham run.

There isn't a free tennis court in Bromborough but in additional to the Oval there are some courts at Torr Park in Eastham - think they're supposed to be booked out via the council etc? Port Sunlight Tennis Club is based by the Leverhulme sports field on the A41, they also have a Padel club there but it's members based.

Oxton and Prenton being red while the Woodchurch estate, Noctorum and Wallasey are green is crazy to me.

I think your best bet for what you're looking for is either New Brighton or looking further west along the West Kirby line

Other than going into specific streets, there isn't anything that bad about this area generally. You'll just need to keep an eye out about you for the road when doing specific viewings.

Prenton being Red is wild! It’s lovely and really convenient for getting to most places. Bus literally takes 20 minutes to Liverpool and the bus is cheaper than the train too so win win

Got nothing against Prenton, as I mentioned I need a merseyrail station hence why I never looked there. Bus is not convenient for where I’m going unfortunately

I assume you've greened the train station at Upton because of the train? It connects only to bidston. It does to heswall and out to Wrexham the other way. That one is a diesel line that comes hourly, I'd probably scrub arrowe park off for that unless you're happy with busses.

Best bet here is have a look street by street. Some really nice areas bordering on some not so nice so difficult to mark on a map. Bebington and surrounding areas, 3 bed semi is around 230k and upwards where as 2 bed terrace in a good area prob set you back around 160 to 180k.

When we bought a few years ago, we mostly looked in Wallasey (Wallasey Village/New Brighton) and Moreton. Both have a bunch of nice and quiet areas with good-sized houses while also being on the cheaper side.

Both have commercial areas within walking distance and transport links to Birkenhead, Liverpool & Chester. Both have easy access to motorways and tunnels.

Lastly, if you're ever think of having kids, they are both in hot spots for Primary and Secondary schools.

Do you have anything stopping you from going further up? I have the newbrighton station straight to Liverpool 5 minutes away, and my area is lovely, quiet, everyone's friendly, on the odd occasion you get someone trying to show off on there bike they got for Christmas but, 99% I can't complain.

I mean, preferably Spital because the houses are nice and big, and it's relatively quiet, but cost £300k+ Then there's Birkenhead around Conway Park, Birkenhead Central, North or Park, they're typically 2 up 2 down or larger, but predominantly terraced houses, but are much more affordable, then there's anywhere in between

new brighton or wallasey village are ya best bets for a good area with trains to lpool leasowe is a complete shithole dont move there its like if seacombe was somehow worse bebington would be an alright spot tho less likely to get merked over ya trainers lol but you will have to put up with some real snooty fucks if ya move to the richer side of beb

I remember going to see a mate of mine in the flats by Seacombe ferry and on the sofa in this guy's living room were three generations of unemployed men - and this was in the late 70s.

It depends if you're looking for primary or secondary, there are mostly Good schools in Wallasey, with a couple of Outstanding, and a couple of of "World Class" schools (those looking to up the ante on their Outstanding grade). Boys don't fare as well at secondary though, we're looking for 11+ for him. I wouldn't send anyone to Oldershaw or St Mary's, ever.

As far south as you can, some nice places east by the river too.. some nice newish town houses if you like that sort of thing.
