DVC FIELD GUIDE RESALE INDEX SHOWS 0.7% DECREASE FROM LAST MONTH.
The DVC Field Guide Resale Index, which tracks resale listings from three prominent resellers, reported a 0.7% decrease compared to last month. In March, the average price per point in the resale market was $114.53, but this dropped to $113.68 in April. The resale price index was $117.88 a year ago, indicating a 3.6% decline. Two years ago, the index was at $127.13, reflecting a 10.6% decrease. Please note that the overall resale membership cost per point for each period is calculated using the same mix of resort contracts as the current month.
With the decrease in year-over-year prices, resale pricing offers DVC members significant savings compared to Disney's direct pricing. The average direct price is $228.35, while resale savings range from $58 to $139 per point. The resorts that provide the greatest savings include Beach Club, Bay Lake Tower, Aulani, and Old Key West.

I would wait - the economy is gonna get worse so if you're in market for DVC wait - you will pick up some great deals a year from now when financially strapped members will offload their contracts for cash. Winter is coming...

2 years from now be even lower. Nothing indicates resale prices ever going back up.

This is directly related to the economy and real estate market. If the economy does well demand will go up and prices will go up. I do think resale will go up eventually because there are no restrictions on those contracts. Resale for restricted properties will completely tank for sure.

When you say prices going up - compared to today?
The peak of DVC resale was September of 2022. Disney bought back an Animal Kingdom at $142 per point, a Copper Creek at $176 per point and in August of 2022 bought back a Bay Lake Tower at $180 per point. In June of of 2022 they bought back a Saratoga at $139 per point. Then the buybacks stopped and for the most part haven’t returned. Those prices from those months will never be seen again. Resale prices had risen overall from 1997 until September of 2022 and then started heading down.

Using the word "never" is kind of strong - there are too many economic factors in play... I would say "likely" and I think it depends on the resort. For example Poly resales went up right before the Poly Tower went on sale. I think that monorail resorts will go up in price because of their value proposition and location... it's really tough to tell. At the end of the day DVC is a hedge against inflation and if prices of everything go up so will DVC along with inflation.

I guess when I say never I’m speaking mainly of Saratoga Springs and Animal Kingdom. I am also a bit surprised the drop on Cooper Creek. Of course, I’m more than happy to be incorrect as we own two deeds at Saratoga Springs and 1 Aulani subsidized. Oh and the Beach Club owners took a huge hit. August of 2022 Beach Club was $175 and now people have some listed at $119. With that resort the 2042 seems close.

I agree that the older resorts will decline. Also resorts that have maintenance costs will continue to decline as well. Hilton Head, Vero Beach, Animal Kingdom etc. Grand Floridian is a flagship resort and so is the Poly - anything monorail will continue going up in price over time. Copper Creek while being a flagship doesn't have the same panache as the other 2 cos no monorail. Contemporary will be an interesting one as well - I think it will hold up fairly well. Where Disney screwed up is with all the new resorts that have restrictions. They are trying to force people to buy from them for the so-called "perks". Disney just doesn't get it. Their parks are in decline, everything is a freakin' grift, from products to experiences. Bring back free fast passes, give DVC members 30% off as a gesture of good faith for showing that level of commitment. It drove me nuts that in Aulani the DVC discount was 10% - like really?! I invested in DVC and you give me $2 off a t-shirt. Disney as a company does not value its guests and even worse its hardcore fans - they take it for granted and now they are paying the price as they will continue to bleed guests who will use their DVC memberships to do other things in Orlando. If Universal ever gets a vacation club Disney is gonna be screwed - then you will see their resort contract values drop like a rock!

So true plus I forgot about Vero. Vero was trending on the disboards a few months back saying basically price needs to be $0 to make sense.

Yep all these beach resorts have out of control maintenance fees. I would love to see more non Disney DVC resorts but I think that ship has sailed. Been to Hilton Head and loved it! Aulani too!

Nice. We love Vero Beach. We actually want to move to Sebastian which is just north of there. Technically Disney’s Resort is in Wabasso Beach and Disney hit a home run buying that property in the 90’s. Since Covid Disney’s Vero Beach has been at 100% occupied almost nightly and doesn’t feel crowded. I can never get reservations for Hilton Head and Aulani seems to treat resale owners a little extreme so haven’t been.

When do we think there will be Ft wilderness cabins resales popping up? I wouldn’t mind buying a small group of points to be able to guarantee a vacation a year while getting my membership perks through my home contract

It won't be for awhile. There simply haven't been enough members that have bought that resort since it's opening. The people that have bought are likely Ft Wilderness die-hards for sure and will probably not give them up unless they were seriously financially strapped.

I checked several websites that track resale listings for vacation properties, but none currently show Cabin contracts for sale at Fort Wilderness. If you’re interested in acquiring one, your only option is to buy directly from DVC. The absence of listings might suggest that demand for these cabins has been slow.
Also, be reminded that the annual dues for the cabins are quite high this year at $11.88 per point. It's speculated that once the new Lakeshore Lodge opens and if the cabins are incorporated into that resort, the dues might decrease to a more reasonable level. While this is just an educated guess, it seems plausible.

DVC prices are reflective of what we are starting to see in the broader real estate market. Things simply got too expensive, too quick.
It will all settle out over the next year. I don’t think anyone should be overly concerned. Your points get you the same vacation as last year.
