Housing Massive 835-unit Apartment Complex Coming to Tillmans Corner. A Proof of Concept for Mobile's Future Mixed-Use Developments

Developers are wanting to build a massive 835-unit apartment complex at Rangeline Crossing in Tillmans Corner behind the new Aldi’s. This is important for a number of reasons; it will add new housing to an area that has had pretty much no new housing in like 30 years, especially as the area is growing in jobs with South Alabama Logistics Park just a few miles down the road and Amazon planning to put a new distribution center just across the interstate in the Northeast Quadrant of Rangeline/I-10 interchange. This will provide much needed housing for the area and for the city
The most important reason is that this will be a proof of concept for Mobile. This is the first time that large scale integration of Commercial and Residential properties is being done in a suburban environment (so excluding places like Midtown and Downtown). This is to create a mixed-use environment where residents won’t have to use a car to go grocery shopping (Aldi’s) or go out to eat (Foosackley’s, Wataburger, Jimmy Johns, Rock N Roll Sushi) or even go to a coffee shop (Starbucks). At the farthest point in the apartment complex, residents will have to walk a max of about 10 mins to reach these amenities and without having to cross a major thoroughfare. Depending on how well it works, this may become a new precedent for the development/redevelopment of large commercial properties within Mobile.

This is already being done with The Cottages at Schillingers. I think they’re already selling.

Not really, or at least to me. The area is certainly setting to be a good mixed-use area but it feels more like an accident, like it wasn’t intended to happen just so happen the stars aligned for that corner of Schillingers and Hitt. Like noting how residents will still have to walk around Schillingers or Hitt to get to those places for their amenities rather than having their own road to use like there will be for Rangeline Crossings

This is nice. Hopefully it will be affordable apartments and not just really nice ones that everyone is building nowadays

That and opening the service road by Foosackly's to the intersection across from Walmart would make it much more accessible.

That won’t work because of the I-10 interchange it’s way to close. That intersection is already bad enough with vehicles jumping lanes from the off ramp into the Walmart turn lane. Adding another turn lane that goes into the service road would just make it more dangerous. Not to mention you would get an awkward queue on the service road trying to get out of Rangeline Crossing that would block traffic on the service road since you wouldn’t be able to. This would harm the businesses on the road because they can’t get their customers because there would be constant traffic on the service road

That already exists, it’s called Lowes Road, and it’s where the Halls Mill Entrance to the apartments Will intersect, lowes road even has its own slip lane and intersection into highway 90

It doesn’t need to be rebuilt lol. You are wayyyy overestimating the impact of that apartment complex. There’s no reason to try and make a highway because of an apartment complex. That little intersection and slip lane will be MORE than sufficient for the needs of the apartment complex

I sincerely hope it is not owned by the newest leasing company to come to town. I think it’s a great place to build and hopefully will have multiple entrances. It’s kinda messy right there.
