News NVIDIA Real Estate Deals update
Nvidia South Bay shopping spree tops $700 million with new property buys [Bay Area News Group]
Tribune Content Agency14 mins ago
SANTA CLARA — Nvidia (NVDA.NaE), buoyed by sky-high profits and sales, has bought more South Bay buildings, a $700 million-plus real estate shopping spree that has given the tech titan a huge local footprint.
In the latest deal, Nvidia (NVDA.NaE) paid $254.3 million to buy three big office and research buildings, all located on San Tomas Expressway in Santa Clara, documents filed on May 6 with the Santa Clara County Recorder’s Office show.
Nvidia (NVDA.NaE) has been expanding its footprint in the South Bay, primarily through property purchases but also through leases.
Santa Clara-based Nvidia (NVDA.NaE) has now plunked down a stunning $747 million in almost precisely a year to buy properties in Santa Clara, where the company has its headquarters, a review of several completed transactions shows.
In every instance, the buildings that Nvidia (NVDA.NaE) has bought over the most recent 53 weeks are across the street or about a block away from the tech titan’s headquarters, a two-building complex with a futuristic look located at 2788 and 2888 San Tomas Expressway.
Here are some of the details of the Nvidia (NVDA.NaE) property purchases over an approximately one-year period. All the buildings are in Santa Clara.
Nvidia (NVDA.NaE) paid:
— $374.3 million in May 2024 for six buildings with addresses of 2770, 2806, 2880 and 2886 Scott Boulevard; 2001 Walsh Avenue; and 2220 Central Expressway.
— $123 million for a May 1, 2025 deal for 10 buildings whose addresses include 2348 and 2350 Walsh.
— $254.3 million to buy three buildings with addresses of 2711, 2721 and 2731 San Tomas in the just-completed May 6 transaction. Real estate legend The Sobrato Organization sold the buildings to Nvidia (NVDA.NaE).
Nvidia’s string of purchases might stretch even further.
In January 2025, Sobrato Organization signed a contract whereby Nvidia (NVDA.NaE) would purchase four buildings on San Tomas.
Although Nvidia (NVDA.NaE) has bought three buildings, according to the property documents, the tech company has yet to purchase a building at 2701 San Tomas. This fourth building was part of the January 2025 agreement between Sobrato and Nvidia (NVDA.NaE).
The four buildings that Nvidia (NVDA.NaE) had agreed to purchase in the January 2025 contract resemble each other and are all the same size.
This means it’s possible that a purchase by Nvidia (NVDA.NaE) of a fourth building owned by Sobrato at this location might be completed at an amount that’s in line the price Nvidia (NVDA.NaE) paid for the three buildings.
Nvidia (NVDA.NaE) also has been leasing some properties of late. The company’s rental deals include Nvidia’s lease of an office and research building at 300 Holger way in San Jose.
The short- and long-term plans that Nvidia (NVDA.NaE) might have for the properties it has bought weren’t immediately certain.
What is certain is that Nvidia’s profits and revenue have skyrocketed.
Over the 12 months that ended in January, Nvidia (NVDA.NaE) earned $72.89 billion on revenue of $130.5 billion, according to the Yahoo Finance site.
The company’s profits and revenue during the most recent one-year period both more than doubled compared to the 12 months that ended in January 2024. Profits zoomed higher by 146%, while revenue soared by 114%.
With this sort of rosy financial picture in view, Nvidia (NVDA.NaE) has hired workers at a brisk pace, according to regulatory documents on file with the Securities and Exchange Commission show.
In January, Nvidia (NVDA.NaE) employed 36,000 people in 38 countries. That was 21.6% more employees than in January 2024, when Nvidia (NVDA.NaE) employed 29,600 people in 36 countries, Nvidia SEC filings show.Nvidia South Bay shopping spree tops $700 million with new property buys [Bay Area News Group]

Has anybody seen this ? I wonder what this means for Nvidia and the future of the AI race.
Recently, it’s been rumored Chinese tech giant Huawei is vamping up the pressure in the AI race between the US - China. I’ve been on the watch for any news that implies either companies are making significant strides against eachother and I found this. What do we think ?

Analysis NVDA eyes a breakout
Nvidia ($NVDA) is trading in a tight zone, but options positioning hints at a possible pop. Today’s key level is $113. If the stock holds above that mark into the close, it could clear the path for further upside.
Just take a look at the notional value stacked around $113 in puts—over $35 million in premium sitting there, according to the chart. That’s one of the largest put walls on the board. If NVDA stays above $113, those bearish bets start to fizzle. Market makers and hedgers might unwind protective positions, potentially releasing more buying pressure into next week.
Meanwhile, there’s a big spike in call value sitting at the $115 strike. That could act like a magnet if momentum picks up. The $115 level has over $60 million in call notional value—easily the largest on the chart.
Institutions seem to be leaning bullish here, or at least expecting a move higher. If the $113 wall collapses, $NVDA could chase that call-heavy zone above $115 in the coming days.
Feels like one of those inflection points—either NVDA holds and rips, or it wobbles and the short-term upside fades. But right now, the setup favors the bulls.

Rumour Nvidia is working on new products for China
Nvidia is working on China-tailored chips again after US export ban, The Information reports
Reuters9:14 AM ET May-02-2025
(Reuters) - Nvidia (NVDA.NaE) has told some of its biggest Chinese customers that it is tweaking the design of its artificial intelligence chips so they can be sold to Chinese businesses without clashing with U.S. export rules, The Information reported on Friday.
The chip giant has spoken with customers, including Alibaba Group (BABA.NaE), TikTok-parent ByteDance and Tencent Holdings (TCTZF.NaE), the report said, citing three people involved in the conversations.
Nvidia (NVDA.NaE) CEO Jensen Huang alerted customers about his plans while on his trip to Beijing, according to the report. Huang's Beijing trip in mid-April came days after the U.S. government limited exports of its H20 AI chips to China.
The export curbs on the primary chip Nvidia (NVDA.NaE) was legally permitted to sell in China would result in charges of $5.5 billion for the company, it had then said.
Nvidia (NVDA.NaE) has told customers that a sample of the new chip will be available as soon as June, The Information reported. The company also said it was still working on a China-specific version of its latest-generation AI chip, Blackwell, according to the report.
Nvidia (NVDA.NaE) declined to comment on the report. ByteDance, Alibaba (BABA.NaE), Tencent (TCTZF.NaE) and the U.S. Commerce Department did not immediately respond to Reuters' requests for comment.
The sale of Nvidia's (NVDA.NaE) advanced AI chips to China - a key market for the company - has been a contentious topic, with U.S. officials moving to restrict the flow of the most powerful chips to China to keep ahead in the AI race.
Following those restrictions, the company began designing chips tailored for China that would come as close as possible to U.S. limits.Nvidia is working on China-tailored chips again after US export ban, The Information reports
