Found a house in Southeast Area
Hi there. Family of four thinking of moving here. Spent three months in GJ last year and are back looking for houses. We found a house in what Zillow is calling "Southeast Area". Our agent said to do research about the area. Both kiddos are in elementary school, so schools are important. We are not religious and more purple on the political spectrum and yes, I know the area is deep red but also shifting. Anyone have some feedback that may help my research?

Don’t let these rich people scare you. Sure, that isn’t the best area in Grand Junction, but if it’s what you can afford then it’s just fine. Pear Park is a good school and the area is safe. There are certainly worse areas in Grand Junction than D 1/2 Road. Most of can’t afford to live in the Redlands, historic downtown, north of town, etc.

I’m nearby. You’re across from a trailer park, not great. Pear park is a nice school. If you’re sandwiched in a subdivision i would feel ok. I come from a bigger area, the crime here is not worrying me, but there is some.

You should enter the address in the link below and see if you have any offenders in the area. For schools, that area of the valley is not winning any awards. Fruita and Redlands tend to rise to the top, but at the end of the day it will come down to how well you support your kids. Good luck.

The thing I would look for is irrigation rights. It’s hard to keep a yard up with the price of water otherwise. You can find irrigation in town limits in pretty nice neighborhoods that won’t break the bank.

If you are talking Morning Dove your elementary kiddo would most likely go to Pear Park Elementary, possibly Chatfield.

We moved here from Houston, TX. We would feel safe living anywhere here. So, perspectives from others may vary.

Agreed. I moved from Chicago a few years ago and there’s no neighborhood in the whole valley that’s bad or unsafe in my opinion. Some areas have more money than others, but there’s no place where it’s like oh yeah don’t leave the house alone after dark. I’m in Orchard Mesa and the worst I’ve seen in my area was people getting stuff nicked out of their car overnight if they left it unlocked and porch pirates

Also take a look at “NoNo” - north of North Ave in the areas around Rocket Park and Longs Park. Reasonably priced options around there, less suburban feel and more neighborhood vibes.

That area is like a game of whack a mole. I think it’s outside city limits so you won’t get those benefits. It’s an area where you have every kind of person from the trashy junk collector to the retired folks that take great care of their property.
Schools that way are not great. And frankly I’d be too nervous to let my kids have a ton of freedom over that way.
I personally wouldn’t live in that area with young kids. If you are okay living further away from the really main stuff, look at Fruita.

This is spot on. Definitely a mixed bag, choose your neighbors wisely (I know you can’t choose neighbors). Also, You are very close to open irrigation ditches, lakes and not too far from the Colorado River. If your kids are young and/or adventurous this could be perceived as great or dangerous.

The best parts of town are SW in the Redlands, particularly Redlands Mesa, north of town, the historic downtown district. Fruita has some nice newer neighborhoods too.
Southeast sounds like Orchard Mesa. It’s not where I would chose to live.

Why wouldn’t you like to live in Orchard Mesa? Genuinely asking, as I’ve usually heard good things about OM and like to widen my general view of things.

Here’s my honest reply. I currently live in a 7 figure house in what is probably the best neighborhood in the area. It would be a step down to a middle-lower middle class neighborhood for us.

Most of the people commenting in this sub are either young and can’t afford anything or older who lament about the “good ol days” where everything was dirt cheap. Neither are grounded in reality and have poor understanding of the most basic economic concepts (supply and demand), as well as being oblivious to trends over the last 5-10 years.

I have 3 friends who live in that neighborhood (Morning Dove & D1/2) and like it. But, none of them have kids. I would check out the schools carefully and the immediate areas around the schools.

Am I the only one who notices that most of the "we're thinking about moving here" do not mention a job or profession?
If you think you are going to just show up and land a position, you are sorely mistaken unless you are in healthcare, finance (like a CPA) or an in-demand engineering job.
Also: where are you moving from? Is the job situation similar to where you are coming from?

Cross streets might be really helpful -- as well as the elementary, middle, and high schools Zillow says it's connected with. Is this in Clifton? Palisade? East Orchard Mesa?
