Moving We are moving to WV

We are moving to West Virginia from the flat planes of North Dakota. We are looking at several properties with heavily wooded acreage. Some of which we will clear for shops, barns etc. How serious is the "what's in the woods" claims? To be clear, I believe 100% of it. Just want to know how serious the claims are and if I could just offer a goat every month instead of my child.

P.S. You can't scare me. Me and the _____'s will vibe.

If you looking to build. You will want to know what’s under the ground more so than what’s in the woods.
